#IPDD2026 | Rahul Gogna, Executive Director – Land & Capital Markets, Cushman & Wakefield, joined RealtyNXT’s India PropTech Demo Day 2026 to share his perspective on evaluating land opportunities, pricing and the factors that influence a project’s potential. He explained that even a strong location with good infrastructure may not make sense if the land price does not support the pricing and absorption of the eventual product. He also highlighted the importance of demand, contingencies and having the capital to sustain projects with longer gestation periods. Discussing the broader real estate ecosystem, Rahul noted that developers with strong capital-raising capabilities and the ability to influence development around a project can contribute to its sales progression. He also appreciated IPDD for bringing technology and industry perspectives together and for helping both consumers and real estate professionals understand what is happening across the sector.
